Officials Plan Harpeth Square Development Ceremony for Monday

from Williamson Source, originally posted Oct. 21, 2017

by Zach Harmuth

Ground has been broken on the much-anticipated Harpeth Square mixed-use hotel development in Downtown Franklin, and the developers are holding a public ceremony on Monday at 10:30 a.m. on 2nd Avenue North to kick off construction.

Harpeth Square, unprecedented both in scope and finish, will be anchored by a four-diamond, 119-key Curio Hilton Hotel and world-class culinary destinations, along with 150 Gold LEED-certified leased residences that will take full advantage of hotel amenities. The project, which spans an entire city block from Main Street to Bridge Street and First to Second Avenues, also includes 15,000 square feet of retail space, 3,600 square feet of Class A office space and a 597-space, five-story parking garage.

The projected completion of the $105 million development is slated for May 2019 on the hotel side, with the apartments and retail components opened by November 2019.

The hotel will be managed by Euan McGlashan and Valor Hospitality, whose Cape Grace Hotel in Cape Town, South Africa has been recognized by Condé Nast as the “Best Hotel in the World.” The project team includes R.C. Mathews Contractor, Mike Hathaway of 906 Studio Architects and Smith Gee Studio as architect of record.

“The project team assembled here is second to none, and together we presented a vision for this signature development that the community has embraced,” said J. Roderick Heller III, chairman and CEO of Harpeth Associates, which owns Harpeth Square. “ Now that we are fully financed, Harpeth Square is coming to life. None of this would have been possible without that support, and we want to thank everyone who has played a role and share some additional details on what residents and visitors can expect to see.”

Notable attendees will include: Heller III, Steve Bacon, Chief Operating Officer, Harpeth Associates, Euan McGlashan, CEO of Valor Hospitality, hotel management, McLean Wilson, Principal of Kemmons Wilson Companies, U.S. Representative Marsha Blackburn, State Senator Jack Johnson, State Representative Sam Whitson, and Franklin Mayor Dr. Ken Moore.

Developer of Franklin project finalizes funding

from Nashville Post, originally posted Sept. 14, 2017

The prospective development entity of the $105 million mixed-use Harpeth Square project long planned for downtown Franklin has finalized financing. The project will anchor the corner of First Avenue and Main Street. John Rochford and Ed Cooper, Nashville based developers, are investors in the project, joining Harpeth Associates LLC management with Franklin-based J. Roderick Heller III. Harpeth Square will be located on about four acres adjacent to the Harpeth River, across street from Franklin’s riverwalk.

The project will include a 119-room Hilton Curio hotel (with a Michelin-trained chef-led restaurant) 150 high-end apartment units designed for condominium conversion, about 3,600 square feet of first-floor office space fronting the Riverwalk, about 14,870 square feet of retail space and a parking garage with 597 spaces. Construction of the parking garage will be fully underway by November, with the other components to see construction starts in early 2018, according to the release. The entire project is eyed for a late 2019 completion.

Two existing buildings — the Landmark Bank building at 198 East Main (on same block) and 121 Second Avenue, across from the future hotel entrance — remain on the site. Redevelopment of those properties will be dependent on market conditions, the release notes.

The team includes 906 Studio Architects (Franklin), Smith Gee Studio (Nashville), R.C. Mathews Contractor (Nashville) and Franklin-based Genesis (mechanical, plumbing and electrical engineering).
